Adkisson Group Purchases Major Houston Manufacturing Campus

HOUSTON – (Realty News Report) – Adkisson Group has acquired a 158,700-square-foot manufacturing campus at 6500 Brittmoore Road in northwest Houston.

The campus spans more than 13 acres and includes eight manufacturing buildings designed for heavy industrial use.

“We viewed this as an exceptional opportunity for our client to own a manufacturing facility that can no longer be replicated,” said Robert McGee, Principal with Lee & Associates – Houston. “This is the type of facility that would not be built on a speculative basis today.”

“Northwest Houston has long been a prime location for crane-served tenants and owners,” said Steve Adkisson of Adkisson Group. “With direct access from Brittmoore Road and close proximity to Beltway 8, we believe this campus can compete with any comparable facility in the market.”

Despite the challenges of the COVID-19 pandemic and earlier declines in oil prices, Adkisson Group anticipated continued demand for well-equipped manufacturing space offered at rental rates substantially below the cost of new construction, Adkisson said.

The Brittmoore campus features buildings with overhead crane lift capacities up to 100 tons and hook heights reaching as high as 58 feet. Several structures on the property provide full HVAC systems, heavy electrical capacity and dedicated laboratory space.

The property is conveniently located near Highway 290 and sits on Beltway 8 with ingress and egress to both Beltway 8 and Brittmoore Road, offering strong regional access for industrial operations.

The Lee & Associates – Houston team will also market the campus for lease, targeting manufacturers and industrial users who require specialized infrastructure.

In its second-quarter market report, Lee & Associates noted that Houston’s industrial vacancy rate rose to 7.9 percent from 6.3 percent year-over-year, while year-to-date absorption totaled 2.3 million square feet.

The report observed that, although many investment and purchase deals continue to close, leasing activity has slowed; some prospective leases have been delayed for further analysis or canceled outright.
