LAS VEGAS – CBRE, the world’s largest commercial real estate firm, is relocating its Las Vegas office to UnCommons, a new mixed-use development built to prioritize health and wellness. UnCommons is among the nation’s first projects designed to the WELL v2 Pilot standards, which emphasize the impact of buildings on human health.
CBRE advises thousands of corporations on office space and manages commercial properties across the U.S. and internationally. The firm has leased an entire 20,000-square-foot floor in one of the five mid-rise buildings at UnCommons, a $400 million, 40-acre project in southwest Las Vegas scheduled for completion in early 2022. The location aims to reflect modern workplace thinking shaped by the coronavirus era.
“The landlord’s commitment to health and safety helped solidify our decision to move our Las Vegas office to UnCommons,” said Pete Schippits, president of CBRE’s Mountain-Northwest Division. “The sustainability and wellness features at UnCommons align with our workplace priorities, while the design, walkable site, amenities and outdoor spaces provide the type of environment in which our clients and employees can thrive.”
The developer says UnCommons will incorporate high-quality indoor air systems described as “near hospital-quality” HVAC, touchless access points, and interior finish materials selected for lower potential to harbor bacteria. These measures are part of a broader redesign that began after the coronavirus outbreak, when the developer re-engaged Gensler to refine the project’s health and safety features.
WELL Building Standards
In response to COVID-19, Matter Real Estate Group worked with Gensler to integrate science-based criteria from the International WELL Building Institute. UnCommons is the first development in Nevada constructed to WELL Building Standards and one of the first nationally to follow the WELL v2 Pilot. WELL focuses specifically on how building design, operations, and policies affect occupant health and wellness.
In addition to WELL, UnCommons is pursuing recognition through Green Globes, a program that evaluates sustainability and environmental performance for new construction, existing buildings, and interiors. Together, these frameworks aim to reduce environmental impact while improving occupant health and comfort.
The International WELL Building Institute advocates a holistic approach to health that goes beyond absence of disease. According to the institute, WELL promotes environments that protect occupants from hazards, encourage behaviors that support wellbeing, and offer opportunities for social connection and fulfilling daily life.
UnCommons is located at Durango Drive and the 215 Beltway and plans to open its first phase in early 2022. The development combines office space with walkable amenities, outdoor areas, and design elements intended to support both employee wellness and tenant performance.
“It makes a bold statement that CBRE has chosen UnCommons as their new Las Vegas headquarters,” said Matter Real Estate Group partner Jim Stuart. “We are excited to have CBRE on our tenant roster and to help deliver an enhanced workplace experience for their employees.”
CBRE’s current Las Vegas offices are in Hughes Center, roughly two miles east of Caesars Palace and the Las Vegas Strip.
