HOUSTON – (Realty News Report) – First Industrial Realty Trust has begun development of First Liberty Logistics Center, a 424,560-square-foot warehouse in Northeast Houston.
The company expects to deliver the project in the third quarter of 2025, with a total estimated investment of $44.3 million.
Located at 8251 Liberty Road, the site offers quick access to Loop 610 and the Port of Houston. The building will feature a 40-foot clear height, ESFR sprinkler protection, energy-efficient LED lighting and abundant trailer parking to support heavy logistics operations.
“We are excited to embark on this new infill development project in Northeast Houston,” said Jake Allen, regional manager for First Industrial’s Houston market. “Securing a tenant for half of our First Liberty building prior to construction underscores the strength of this submarket and the strategic logistics location of our project.”
The development team from First Industrial includes Brad Kluever, senior regional director; Richard Poolis, director of development; and Jake Allen. Cushman & Wakefield representatives David Munson and Garrett Thomas will assist First Industrial in leasing the remaining 212,280 square feet.
ARCO Design/Build is serving as general contractor for the project. OneFourTwo Design Group is the architect, and Bowman is providing civil engineering services.
First Industrial owns and has under development approximately 68.7 million square feet of industrial space nationwide, positioning it as a major owner and developer in the industrial real estate sector.
