HOUSTON – (Realty News Report) – Construction is underway on The Business Center at Five Corners, a 542,090-square-foot industrial park located along Beltway 8 in south Houston.
The five-building development continues a multi-year trend of robust warehouse construction along the southern portion of Beltway 8. While some refer to this corridor as the “southwest” market, a close look at Houston’s city map shows much of this development sits due south of the central business corridor rather than west, and is not geographically part of what strict urban geographers consider west Houston.
In fact, the Five Corners project lies roughly due south of Williams Tower, the 64-story landmark formerly known as the Transco Tower near Loop 610.
The project is a joint venture between Levey Group, a Houston-based commercial real estate investment and development firm, and ANICO Eagle, a member company of American National Group, Inc.
Situated on a 44-acre site near Hiram Clarke Road between South Post Oak and Almeda Road, the property provides more than a half-mile of frontage along Beltway 8.
CBRE leasing professionals Joseph Smith and Nathan Wayne are handling leasing for The Business Center at Five Corners.
General contractor Burton Construction has begun site preparation work, with the developer targeting completion in the first quarter of 2022.
The five buildings will range in size from 68,304 to 138,163 square feet and will feature clear ceiling heights of 28 to 32 feet. The site plan also includes 595 surface parking spaces to support tenants and operations.
The development sits within the Five Corners Management District and takes its name from the unique regional crossroads where municipal boundaries for Houston, Missouri City, Stafford, Pearland and Sugar Land converge.
