Hines and Canadian Partner Unveil New Vancouver Skyscraper Project

VANCOUVER, British Columbia (Realty News Report) – Hines has teamed up with Reliance Properties to develop 1166 West Pender, a 32-story office tower in downtown Vancouver.

This marks Hines’ first project in Vancouver and represents the most significant major office-market activity in the city since the global pandemic began.

“We selected Vancouver for our newest Canadian project because we believe in its world-class economy and long-term potential,” said Syl Apps, senior managing director for Hines. “Partnering with Reliance Properties was a natural choice given their strong local track record and shared values.”

A 361,000-square-foot tower has been designed by the Hariri Pontarini architecture firm. The existing Canada Revenue Agency building on the site will be demolished to make way for the new development.

The tower’s design responds directly to lessons learned during the COVID-19 pandemic, and it will be the first office building in Vancouver to integrate enhanced health, safety, and wellness features into its architectural design. Hines describes the project as a AAA, next-generation office tower with globally relevant standards.

“Reliance and Hines established this partnership and advanced the project during the global pandemic,” said Jon Stovell, president and CEO of Reliance Properties, which was founded in Vancouver in 1955. “This will be the first post-COVID-19 office tower delivered in Vancouver that places health, safety and wellness at the forefront of its design in ways not previously seen here.”

A signature element of the project is the building’s uppermost floors. The design permits the top nine levels to include private outdoor terraces that offer expansive views and extend the building’s wellness-focused amenities. To support sustainable commuting and employee well-being, the underground parking plan will allocate more spaces for bicycles than for cars to encourage alternative transportation.

Since launching its Canadian operations in 2004, Houston-based Hines has developed, acquired, and managed more than 13 million square feet of projects across office, retail, residential, and mixed-use sectors. The firm maintains Canadian offices in Toronto, Calgary, and Edmonton.

Separately, Hines recently topped out the 47-story Texas Tower office project at 845 Texas Avenue in downtown Houston, which is being constructed on the former Houston Chronicle site.
