SAN ANTONIO – (Realty News Report) – Hines Global Income Trust, sponsored by Houston-based real estate firm Hines, has acquired an Amazon-leased e-commerce fulfillment center northeast of San Antonio in the city of Schertz.
The facility spans 1,262,294 square feet and sits near Interstate 35 between San Antonio and Austin.
Its location offers direct access to the “Texas Triangle,” serving more than 25 million people across the Austin–San Antonio, Houston and Dallas–Fort Worth metropolitan areas. The Texas Triangle is expected to see substantial population growth in coming decades, a trend highlighted by former San Antonio Mayor Henry G. Cisneros in his forthcoming book, The Texas Triangle: An Emerging Power in the Global Economy.
The Amazon fulfillment center is positioned on Schertz Parkway in Guadalupe County.
“This is a critical location with a high-growth consumer base,” said Laura Denkler, Managing Director at Hines. “We continue to pursue logistics assets in immediate proximity to dense population centers with strong connectivity to major transportation routes. This acquisition advances Hines’ presence in the Austin–San Antonio market.”
Previously, the Schertz facility—built about eight years ago—was owned by Circle Industrial and USAA Real Estate Company.

Hines has been active in industrial real estate since 1957 and maintains a global portfolio that includes 314 projects across 12 countries. To date, the firm has acquired 38 million square feet and developed 45 million square feet of industrial space, with an additional 8 million square feet currently in design or under development.
Hines Global is a public, non-listed real estate investment trust sponsored by Hines. Launched in 2014, the trust invests in commercial real estate assets in the United States and abroad.
