DALLAS – (Realty News Report) – Houston-based Hines has announced the grand opening of The Victor, a new 40-story residential tower in the Victory Park/Uptown neighborhood of Dallas.
The 344-unit community sits adjacent to the American Airlines Center and the W Dallas–Victory Hotel, in an urban infill location just north of downtown Dallas.

Hines assembled a Texas-based design team for The Victor, led by two Houston firms: Munoz + Albin as design architect and Mayfield and Ragni Studio (MaRS) as interior designer for the common areas, with TBG Partners serving as landscape architect.
“As the tallest residential building outside of Downtown Dallas, The Victor’s design responds to its surrounding district and its direct views of Downtown,” said architect Jorge Munoz, principal of Munoz + Albin Architecture, the project’s design architect. “The result is an iconic vertical addition to the skyline. The building activates the street with retail patios and integrated public art on both the ground plane and the building volume. A sculpted, illuminated band carved into the limestone marks the porte-cochere and main entry, while an arcade wrapping three sides of the building creates an inviting urban connection between interior spaces and the street.”
Rent Range: Up to $16,300 a Month
Construction began in the fourth quarter of 2018. The Victor welcomed its first residents in April 2021, and the upper levels are now complete. Monthly rents range from approximately $1,970 to $16,300.
Common areas designed by Mayfield and Ragni Studio (MaRS) use a calming color palette complemented by contemporary finishes, custom millwork, and commissioned art installations. Notable artists featured include sculptors and makers such as Brendan Jamison and Helena Amy Murray.
Living Among Art
“Living at The Victor is living among art,” said Erick Ragni, AIA LEED AP, Principal at MaRS. “Inspired by Dallas’ museums and the Design District, the building’s shared spaces are highlighted by feature installations from designers across the globe. The team carefully integrated indoor and outdoor amenities, framed views, and selected materials to root the building in its urban context. Art and culture remain strong drivers for urban living, and The Victor aims to serve as a cultural focal point for residents.”
Munoz + Albin also designed Hines’ Brava, a 46-story residential tower currently under construction in downtown Houston on the former Houston Chronicle employee parking site.
Floor plans at The Victor are single-level and range from approximately 539 to 2,695 square feet, with 10-foot ceilings throughout.
The building includes 18 penthouse residences on levels 38 through 40, sized between about 1,595 and 2,696 square feet, offering up to three bedrooms.
“The Victor offers residents a walkable, urban lifestyle within a timeless and elegant living environment,” said Ben Brewer, Hines Senior Managing Director.
Nearby Parks and Retail
The development features roughly 9,500 square feet of curated street-level retail and restaurants, programmed by retail real estate firm Asana Partners.
Outdoor recreation and green space near the tower include the 3.5-mile Katy Trail network, which connects to 125 acres of contiguous parkland, and the nearby 5.2-acre Klyde Warren Park.
Hines entered the Dallas–Fort Worth market in 1982 with The Galleria, Dallas’ largest mixed-use complex. Since then the firm has developed and managed a diverse portfolio across the region, including office, sports, retail and restaurant properties, hotels, industrial facilities, student housing, medical offices, self-storage, multifamily buildings, single-family land developments and senior housing. Hines’ Dallas/Fort Worth team has developed or acquired properties such as Maple Terrace, The Stack Deep Ellum, Chase Tower, several residential projects in Las Colinas, One Victory Park and The Plaza at Legacy.
