Major Renovation at 1415 Louisiana Tower in Downtown Houston

HOUSTON – A $15 million capital improvement program has been completed at the 43-story Class A downtown office tower owned by Wedge Group Incorporated, a Houston-based private equity firm focused on acquisition investments.
The renovations introduce a range of tenant-focused amenities: a redesigned lobby and building entrance, a new conference center, and two on-site dining options. Strato 550 Restaurant and Conference Center occupies the 43rd floor and offers panoramic views from 550 feet above street level. At lobby level, Terra is a coffee bar operated by Compass Group. Additional enhancements include a new fitness center, and management is currently evaluating adding a co-working facility to provide flexible office solutions.
“We’ve seen a substantial uptick in leasing activity resulting from these renovations,” says Chip Colvill, CEO and president of Colvill Office Properties, which handles leasing for the property. “Strato 550, the new fitness center and the expanded food and hospitality offerings have been game-changers for this asset.”
Hines manages the property, which also features new artwork and architectural accents. Highlights include a large custom glass wall by renowned artist Paul Housberg and an exterior mural titled “Sky Dance.”
The building currently offers 135,000 square feet of contiguous office space. Leasing is handled by Colvill representatives Connor Saxe and Vince Strake.

Colvill Office Properties, a landlord representation firm, manages leasing and marketing for 17 million square feet of Class A office space in Houston. The firm currently represents 13 percent of Class A office space and 32 percent of downtown Houston office space.
