RICHMOND, Texas – NewQuest Properties is preparing to break ground on the first phase of The Grand at Aliana, a regional commercial development along the Grand Parkway near the Aliana master-planned community. The initial phase includes roughly 200,000 square feet of Class A retail space.
The project will occupy 57 acres at the northeast corner of the West Airport Boulevard exit off Grand Parkway/TX 99. “Aliana is the hotspot for retail growth in the city of Houston right now,” said Josh Friedlander, vice president of NewQuest.
The Grand at Aliana is scheduled to open in 2020 in Richmond, the county seat of Fort Bend County.
So far the development has secured nine tenants and six additional ground-lease sites, all national brands. New to the tenant mix is Baylor St. Luke’s Medical Group, which plans to open a 10,454-square-foot clinic offering urgent and primary care services.
The NewQuest project will sit adjacent to a Target-anchored shopping center that opened in late 2017.
Current major tenants committed to The Grand at Aliana include 24 Hour Fitness, Burlington, Ross Dress for Less, Michaels, Petco, Ulta Beauty, Five Below, Bath & Body Works and Skechers. Outparcels have been ground-leased to McDonald’s, Jason’s Deli, Freddy’s Frozen Custard & Steakburgers, Timewise and Express Oil. The Baylor St. Luke’s urgent and primary care clinic will occupy a single-tenant building on a one-acre ground-leased pad facing the Grand Parkway.
Friedlander and NewQuest’s leasing director, David K. Meyers, began marketing the center in mid-2017. One of the project’s notable features is park-like green space flanked by approximately 18,000 square feet of restaurant space with outdoor patio options. In total, the team reports about 185,000 square feet still available within the retail center.
