RNR Real Estate Briefs from Realty News Report – HOUSTON – C-Bond Systems has renewed its lease for an 8,385-square-foot space at 6023-6035 South Loop East. Ed A. Ayres with Houston Realty Advisors, Inc. represented the tenant. Garret Geaccone of Stream Realty represented the landlord, Agellan Commercial REIT U.S. L.P.


HOUSTON – Colliers announced the sale of a 4,828-square-foot building at 9191 North Loop East in Houston. The buyer, Ideal Plus Inc., was represented by Zhijun Li of R. Alexa Group. Jenny Seckinger and Ace Schlameus of Colliers represented the seller, Hass Holdings. The former banking center sits on 3.319 acres along the 610 North Loop service road, north of Interstate 10 on Houston’s east side.


HOUSTON — Transwestern Real Estate Services announced the acquisition of a 5,304-square-foot building at 16920 Park Row Blvd. Transwestern’s Evelyn R. Ward and Paula Musa represented the buyer, DRH & Associates, Inc. Houston MRI and Diagnostic Imaging will relocate their headquarters there from their prior leased location at 9990 Richmond Ave. Jason Herbrich and Anthony Fritsche of Fritsche Anderson Realty Partners represented the seller, Four T Management.


HOUSTON — Chase Tucker and John Buckley with Finial Group handled an expanded lease at 2401 Fountain View Drive in Houston. The tenant, CastleRock Communities, builds single-family detached homes across Houston, San Antonio, Austin and Dallas.


HOUSTON — Lee & Associates – Houston announced new office leasing assignments. “We have been working toward these acquisitions for the past few years and are looking forward to collaborating with Accesso,” said Jill Nesloney, principal at the firm. The Lee & Associates–Houston landlord services team includes Nesloney, Robert LaCoure, Chris Lewis and associate Bryce Adams. Recent transactions in May 2021 include Ashford 5 at 14701 St. Mary’s Lane (195,213 SF); Ashford 6 at 1155 Dairy Ashford (186,257 SF); and Ashford 7 at 900 Threadneedle (188,575 SF).


MANVEL, Texas – Marble Slab Creamery/Great American Cookie leased 1,500 square feet in Manvel Town Center at the corner of SH-288 and Highway 6. This location combines Marble Slab’s ice cream offerings with the Great American Cookie Company’s fresh-baked cookies and cookie cakes into a single brand experience. The landlord was represented by Kyle Knight of Weitzman Group; the tenant was represented by Kristen Barker of Wulfe & Co.


SPRING, Texas — Dave’s Hot Chicken signed a lease for a 2,995-square-foot building on a one-acre pad site in Spring Town Center, at FM 2920 and Kuykendahl Road. Kevin Sims and Andrew Alvis of NewQuest Properties represented the landlord. Debbie Adams of Edge Realty Partners represented the tenant.


MANVEL, Texas — Shipley’s Do-Nuts leased 2,486 square feet of retail space in Shops at Sedona Lakes at TX 288 and Bailey Avenue. Kevin Sims and Nick Ramsey of NewQuest Properties represented the landlord. Larry Lankford and Ryan Lankford of Dunninghill Properties represented the tenant.


THE WOODLANDS – Pure Barre, a low-impact, high-intensity total-body workout studio, leased space in the new 70,000-square-foot Creekside Park West center at 26435 Kuykendahl Road. Kellie Forman serves as Senior Vice President – Leasing for the Howard Hughes Corp.

TEXAS — RNR Real Estate Briefs

ROUND ROCK, Texas – Partners Development broke ground on a Starbucks last year at Triangle Center in Round Rock, a 58,929-square-foot retail center owned by Houston-based Partners Capital. The firm engaged Ryan McCullough, Tyler Jaynes and Connor Watson of NAI Partners’ Investment Sales Division in Austin to market and sell the freestanding property.


AUSTIN – Stream Realty announced it secured a 27,000-square-foot lease for Ontic Technologies Inc., an Austin-based tech startup, at 4009 Marathon Blvd. in Austin. Stream’s Connor Greissing represented Ontic.


McKINNEY, Texas — Newmark announced the sale of McKinney Corporate Center I, a 120,234-square-foot office asset at 6800 Weiskopf Ave. The three-story Class A office building, completed in 2014, was represented by Newmark’s Gary Carr, Robert Hill, Chris Murphy, John Alvarado and Chase Tagen.


FORT WORTH — American Landmark Apartments acquired the 325-unit Elan River District apartment community in Fort Worth. The property will be renamed Mercantile River District. Based in Tampa, American Landmark focuses on acquiring and managing value-add multifamily assets. Built in 2017, the community is located at 4921 White Settlement Road.


CARROLLTON, Texas – Wrap Kreations LLC leased 4,503 square feet of flex space in Whitlock Business Center at 1325 Whitlock Lane from Kennington Whitlock 2 LLC. Brian Pafford and Susan Singer of Bradford Commercial Real Estate Services represented the landlord.


DALLAS – Ellen’s Restaurant continues expanding across the Dallas–Fort Worth area, with a new location opening soon at Casa Linda Plaza Shopping Center, 1152 N. Buckner Blvd. Andy Anderson of Restaurant Properties Group represented Ellen’s. Bonnie Threadgill and Michael Hale of EDENS represented the landlord.


GRANBURY, Texas – Oncology-Hematology Consultants leased a 4,500-square-foot office building at 223 S. Morgan St. The landlord was represented by Nick Talley of Bradford Commercial Real Estate Services.

NATIONAL – RNR Real Estate Briefs

EL SEGUNDO, Calif. — Haven Realty Capital added three dedicated rental communities to its institutional single-family rental and build-to-rent portfolio with acquisitions of developments under construction in Atlanta and Charlotte. The transactions totaled $80 million. Since October 2020, Haven has invested about $500 million to acquire 17 communities across Georgia, the Carolinas, Arizona and Illinois, totaling more than 1,500 homes.


HENDERSON, Nev. — Dalfen Industrial purchased another industrial property in Henderson, a Las Vegas suburb. The 40,817-square-foot property at 1080 Mary Crest Road joins a nearby asset acquired in May at 1051 Mary Crest. With this addition, Dallas-based Dalfen Industrial owns and operates more than 1.1 million square feet in the Las Vegas and Reno markets.


SEATTLE, Wash. – Shorenstein Properties acquired 2601 Elliott, a six-story, 345,000-square-foot Class A office building in Seattle’s waterfront district that is 90% leased to Zulily, LLC. Originally built between 1917 and 1925 as a warehouse for the American Can Corp., the building was converted to an apparel mart in 1976 and renovated to Class A office space in 1998.


NEW YORK, N.Y. — Island Capital Group acquired the Lexington Hotel, a 725-room property at Lexington Avenue and East 48th Street in Midtown Manhattan, in a joint venture with MCR Investors, LLC and Three Wall Capital, LLC for $185 million. The historic hotel originally opened in 1929.


ATLANTA – Hunter Hotel Advisors announced the sale of a four-hotel portfolio that includes properties affiliated with Marriott and Hilton. Sellers included 2 RevPAR Companies and Vision Hospitality Group. The portfolio features AC Duke University/Durham (NC) and three Atlanta assets: Element Buckhead, SpringHill Suites Centennial Park, and Tru Galleria/Ballpark.
