(RNR Real Estate Briefs) – NAI Partners recently negotiated a 17,210-square-foot office/flex lease renewal for Aegis Chemical Solutions, LLC’s corporate headquarters at 4560 Kendrick Plaza Drive in Houston. NAI Partners’ Jason Whittington represented the tenant, while Logan Greer of InSite Realty Partners represented the landlord, EastGroup Properties.
Welcome Group, which owns a portfolio of single-tenant commercial, distribution, laboratory and manufacturing properties, is actively pursuing additional development deals and sale-leaseback opportunities. The company’s growth target is to own more than 6 million square feet of industrial real estate by the end of 2021.
Benchmark Engineering renewed its lease for an 8,751-square-foot office at 2401 Fountain View Drive in Houston. John Buckley and Chase Tucker of Finial Group represented the landlord in that transaction.
Ranger Energy signed an 8,763-square-foot office lease at 10350 Richmond Ave. in Houston. John Zivley of NAI Partners represented Ranger Energy Services, while Ryan Barbles and Brad Fricks of Stream Realty represented the landlord, FSP Westchase, LLC.
Blackstone Builder renewed its lease at 2401 Fountain View Drive in Houston. Finial Group served as landlord representative for that renewal.
Lumin Lash leased retail space in Riverstone Plaza at 4821 LJ Parkway in Sugar Land. Andrew Alvis and Bob Conwell of NewQuest Properties represented the landlord, Riverstone Plaza LLC.
Domino’s Pizza leased retail space at the Shops at Katy Reserve, located at FM 1463 and Spring Green Boulevard in Katy, from NewQuest Properties. J.J. McDermott and Kevin Sims of NewQuest represented the landlord, while Robert Hantgan of Colliers International represented the tenant.
WSP USA Buildings Inc. negotiated an extension and expansion of its 17,507-square-foot office lease at the Esperson Buildings, 808 Travis St. Philip Giunta, Derek Myers and Philip Price of NKF represented the tenant. Representatives of Cameron Interests, LP worked on behalf of the landlord, Cameron, Esperson Owner, LP.
Amber Gray Counseling leased office space at 4545 Post Oak Place Drive. The tenant was represented by a team from NKF — Jay Magness, Joshua Brown, Kaitlyn Johnson, Reggie Beavan III, Andy Iversen, Chris Mason, John Beach, John Luck and Trace Elrod. Representatives from MRIO Inc. acted on behalf of the landlord, 4545 Investment Associates, LLC.
SUGAR LAND – JLL completed the sale of a 3,354-square-foot, single-tenant retail building in Sugar Land that is ground-leased to Chick-fil-A. JLL represented the seller, North American Development Group. The buyer was Riverstone Capital Group, based in Coral Gables, Florida.

PLEASANTON, Texas – NAI Partners arranged a 14,600-square-foot industrial lease for Sterling Crane at 756 Eagle Ford Drive in Pleasanton. Carlos Marquez, Brett Lum and Colten Courtney of NAI Partners represented the tenant.
SAN ANTONIO, Texas — Shawn Ackerman of Henry S. Miller Brokerage in Houston represented the landlord, Fallas Borrower IV, LLC, in a lease with Cano Health for a 14,938-square-foot medical office at Buena Vista Plaza, 100 South Zarzamora St. Aamil Safani of Cushman & Wakefield represented the tenant.
The Kebab Shop leased 2,613 square feet of retail space in Stone Hill Town Center at 18616 Limestone Commercial Drive in Pflugerville, Texas, from NewQuest Properties. Josh Friedlander and Kevin Sims of NewQuest represented the landlord, while Greg Stanislawski of Retail Strategy represented the tenant.
Salient Systems Corporation secured an industrial expansion lease for 7,416 square feet at NorthTech Business Center 1, 4646 W. Howard Lane in Austin. Jesse Weber of NKF represented the tenant; Stream Realty Partners represented the landlord, RAR2-North Tech TX LP.
Newline Interactive, Inc. signed a new 40,160-square-foot office lease and expanded an existing 8,000-square-foot office lease at 2930 Telecom Parkway in Richardson, Texas. Frank Puskarich and Louis Pascuzzi of Newmark Knight Frank represented the tenant in both deals. Stream Realty Partners represented the landlord, Jackson-Shaw/GID PARC Northeast Limited Partnership, in one transaction, and Holt Lunsford Commercial represented the landlord in the other.

PANAMA CITY, Fla. — St. Joe Company announced plans for a new 240-unit apartment community in Panama City. This will be the company’s fourth rental community in Northwest Florida since 2018, bringing its total to 1,177 apartment units across projects in Bay and Walton counties, including existing and under-construction properties.
MIAMI — JLL Capital Markets has been engaged by a CMBS special servicer to market the sale of a $65 million non-performing loan secured by the first mortgage on Southland Mall Miami, a 988,025-square-foot enclosed shopping center in the South Florida community of Cutler Bay.
Dallas Sublease Notes:
Cushman & Wakefield arranged three leases totaling 131,076 square feet at Legacy Union One, a Class A office tower in Dallas. The deals cover five floors and include the following:
- Denbury Inc. signed a 104,841-square-foot lease for its new headquarters and plans to relocate about 300 employees into the space. Mike Wyatt, Travis Boothe and Maureen Kelly Cooper of Cushman & Wakefield represented Denbury. Denbury subleased three floors from Prosperity Bank and one floor from Aimbridge Hospitality.
- Prosperity Bank subleased 78,705 square feet to Denbury Inc. and will relocate to 26,253 square feet previously occupied by Aimbridge Hospitality. Robbie Baty and Bill McClung of Cushman & Wakefield represented Prosperity Bank.
- Aimbridge Hospitality subleased 52,371 square feet to Prosperity Bank and Denbury Inc. Kristi Waddell of Cawley Partners represented Aimbridge. Prosperity Bank plans to move into its new headquarters in Q2 2021.
