HOUSTON – (Realty News Report) – Lee & Associates – Houston represented 2978 Industrial Properties, LLC in the sale of 14.9 acres on South Persimmon Street in Tomball. The seller was represented by Mike Spears, SIOR, CCIM, and Patrick Wolford, SIOR, CCIM of Lee & Associates – Houston. Welcome Wilson, Jr. with Welcome Group represented the buyer, Welcome Land Development, LLC.


NAI Partners brokered the sale of a 10,656-square-foot industrial facility at 6921 Homestead Rd. in Houston to TNT Equipment Company. NAI Partners’ Zane Carman and Clay Pritchett represented the buyer; Moody Rambin’s Zack Taylor and Lawton Anderson represented the seller. TNT Equipment Company, headquartered in Columbus, Ohio, is a national provider of scaffolding and related construction rental equipment.


Latitude 17 Holdings, LLC purchased a 25,146-square-foot freestanding tilt-wall industrial office/warehouse building situated on one acre at 7311 Galveston Road in southeast Houston. Clay Pritchett and Zane Carman of NAI Partners represented the buyer. Hache Annamuhammedov and Andy Yaltir of Vita Realty represented the seller, Yilteks Warehouse, LLC.


Jacob White Construction announced plans to apply LuminOre CopperTouch antimicrobial surface coatings to high-contact areas in four medical office buildings around Houston. The properties include:

Tantrums, LLC renewed a lease for a 1,848-square-foot industrial warehouse at 1730 Elmview Drive in Houston. Jason Gibbons of Finial Group represented the tenant. Stacy Shotwell with RFallin Series, LLC represented the landlord.

Stream Realty Partners completed five recent transactions across the Dallas-Fort Worth region:

  • Image Micro Spare Parts leased 42,415 square feet at Luna Distribution Center, 2100 Luna Rd., Carrollton. Eric Crutchfield and Mac Hall of Stream Realty Partners represented the tenant.

  • ComSovereign leased 15,289 square feet at 5000 Quorum Drive in Dallas. Ryan Evanich, Chase Lopez, and Brandon Terrell represented the landlord, G&I VIII 5000 Quorum L.P.; ICB Properties represented the tenant.

  • Inovar Packaging Group, LLC renewed a 23,487-square-foot lease at Northgate II, 10470-10490 Miller Rd., Dallas. Matt Dornak and Adam Jones of Stream Realty Partners represented the landlord, Agellan Commercial REIT.

  • Fulfillment by Eagle, LLC leased 18,898 square feet at Jetstar Service Center, 8181 Jetstar Dr., Irving. Transwestern represented the landlord, Denver Third Creek, LLC. Ryan Boozer and Mac Hall with Stream Realty Partners represented the tenant.

  • Printed Threads leased 21,000 square feet at 210 South Fwy in Fort Worth. Forrest Cook and Jeff Rein with Stream Realty Partners represented the landlord, a local Fort Worth investor. Brett Carlton represented the tenant, Printed Threads.


CARROLLTON — Valwood Crossroads, a new Class A, fully leased, two-building industrial park totaling 618,052 square feet in Carrollton, Texas, changed ownership. JLL represented the seller and developer, Core5 Industrial Partners, which developed the property in 2019. Denver-based Black Creek Group purchased the asset. JLL Capital Markets’ team representing the developer was led by Director Stephen Bailey and Managing Director Dustin Volz.


DALLAS — JLL Capital Markets arranged construction financing for District 114, a four-story, mixed-use office building with ground-floor retail totaling 94,990 square feet in Southlake, Texas. Working on behalf of the borrower, Medici Development Partners, LLC, JLL placed a five-year, floating-rate construction loan with Happy State Bank & Trust. The JLL Capital Markets team representing the borrower was led by Senior Director De’On Collins and Managing Director Steve Heldenfels.


ELSEWHERE

(ATLANTA) — Hines and Invesco Real Estate announced that Microsoft Corporation will occupy 523,000 square feet, the entirety of the two-building Atlantic Yards office development. The Hines–Invesco partnership coordinated with the Georgia Department of Economic Development, Metro Atlanta Chamber, Invest Atlanta, Fulton County Development Authority and Georgia Power to secure the lease.


PLANT CITY, Fla. — Marcus & Millichap announced the sale of Walden Landing, a 44-unit apartment property in Plant City, Florida, for $3,425,000.


NAPLES, FL — Lee & Associates, the largest broker-owned commercial real estate firm in North America, opened a new office in Naples, Florida. The Naples office will focus on multifamily, retail, office and industrial brokerage services.

Lee & Associates Naples will be led by Bill Young, Biagio Bernardo and Brock Rasmussen. The team includes seven brokerage professionals, including Jeffrey Buckler, SIOR; Michael Mahan; Thomas Webb, CCIM, MSRE; and James Walls. The office also includes Claire Searls as Director of Research and Elli Shufflebarger as Transaction Coordinator.


NEW YORK — Naftali Group acquired waterfront property on the Williamsburg waterfront in Brooklyn at 470 Kent Ave. The development site comprises a 94,500-square-foot lot between Division Avenue and South 11th Street overlooking the East River. The JLL Capital Markets team representing the seller included Vice Chairmen Brendan Maddigan and Stephen Palmese and Managing Directors Ethan Stanton, Winfield Clifford and Michael Mazzara, along with Senior Managing Director Robert Burton of Cushman & Wakefield.
