HOUSTON — Avison Young’s Houston office advised Goree Architects, Inc. on the expansion of its leased space at Sage Plaza, 5151 San Felipe St., by an additional 3,762 square feet. The expansion increases Goree’s total office footprint to 17,968 square feet, occupying nearly the entire 17th floor. Goree Architects was represented by Anthony Squillante and Collin Roach of Avison Young. The landlord, Granite Barnhart Sage Plaza, LP, was represented by Nina Seyyedin and Jason Presley of CBRE.
Lee & Associates — Houston represented TSF Tomball, LLC in the sale of a 68,000-square-foot industrial property at 19902 Hufsmith-Kohrville Road in Tomball. Patrick Wolford of Lee & Associates — Houston represented the seller.
THE WOODLANDS — The Howard Hughes Corporation plans lobby renovations at 1400 Woodloch Forest in The Woodlands. The redesigned vestibule will include COVID-19 safety measures such as a touchless digital directory that can receive information via smartphones, with an option for a touch-enabled directory. 1400 Woodloch Forest is a five-story, 95,561-square-foot office building owned and managed by The Howard Hughes Corporation.
Triten Real Estate Partners (TREP) continues to grow its nationwide Industrial Service Facility (ISF) portfolio with an off-market acquisition in northwest Houston. TREP acquired a less-than-truckload (LTL) cross-dock facility with trailer parking and storage at 6816 Fairbanks North Houston Road. The transaction is part of a long-term sale-leaseback with XPO Logistics. The asset at 6816 Fairbanks is a 19,000-square-foot truck terminal with 59 doors and 7.8 acres of stabilized trailer storage yard and parking. Scott Arnoldy and Charles Lintakoon of Triten Real Estate Partners managed the transaction for both landlord and buyer.
HOUSTON — JLL announced the successful negotiation of a 38,582-square-foot office lease for HostGator, which renewed its office lease at 5005 Mitchelldale in northwest Houston. JLL’s Don Foster and Ed Prejean negotiated the lease for HostGator. Michelle Wogan and Paula Musa of Transwestern represented the landlord.
PASADENA, TEXAS — WSS Shoes, a national footwear retailer headquartered in Los Angeles, opened a store at the corner of Spencer Highway and Shaver Street in Pasadena. Shawn Ackerman and Jason Du of Henry S. Miller’s Houston office handled lease negotiations on behalf of the retailer.
Apara Autism Center, which provides individualized therapy services for children with autism and other developmental conditions, leased a 6,665-square-foot space in Greenhouse Medical Plaza at 2051 Greenhouse Road. This marks Apara’s second Houston-area location. Maury Bronstein and John S. Wall Jr. of 1912 Ventures represented the tenant. Justin Brasell, Christian Connell, and Heinrich Cronje of Transwestern represented the landlord, VREC II – TW GMP MOB SPE, LP.
Marsala’s Italian Grill leased 2,450 square feet of retail space at 100 Scarborough Drive in Conroe. Jason Gibbons of The Finial Group represented the tenant, while Betty McAviney with Homefinders of Conroe represented the landlord.

BRYAN-COLLEGE STATION — Houston-based Midway, a real estate investment and development firm, announced that UBS Financial Services has opened a 3,200-square-foot College Station branch at Century Square. Century Square features 60,000 square feet of Class-A office space above ground-floor retail and serves as Midway’s mixed-use destination adjacent to Texas A&M University.
LEWISVILLE — Cushman & Wakefield arranged the sale of four land parcels totaling 94.3 acres in Highland Village, Carrollton, Lewisville, and The Colony on behalf of the Lewisville Independent School District. The land will be developed into approximately 380 single-family lots for home builders.
Millennium Packaging, LP leased 21,840 square feet of warehouse space in Mountain Creek Business Park, Building 7, at 4940 N. Merrifield Road in Dallas from HPA Real Estate LP. Jason Finch, market director of Bradford Commercial Real Estate Services, and Michael W. Spain, executive vice president and managing partner, represented the landlord. Elizabeth Jones and Chris Stout of JLL represented the tenant.
Bellomy & Co. announced the sale of Spicewood Super Storage in Spicewood, Texas, northwest of Austin. The Class-A self-storage property comprises 235 units and 89,260 net rentable square feet. Bill Bellomy and Michael Johnson of Bellomy & Co. represented Envision2 Properties LLC, the Horseshoe Bay-based seller, and also procured the buyer, Spicewood Storage, LLC of Houston.
Istanbul Grand Bazaar Inc. leased 5,249 square feet of flex space in Park Forest Business Center at 11601 Plano Road in Dallas from Tyler Family Real Estate Investments LLC. AUSTIN — Campus Life & Style (CLS), a major national operator of student housing communities, was awarded management assignments for three apartment communities owned by Campus Realty Advisors (CRA). The properties include Catalyst in Atlanta, The Overlook in Nacogdoches, Texas, and The Edge in Pensacola, Florida.

GRAYSON, KY — Houston-based Investment & Development Ventures (IDV) sold a newly developed 25,000-square-foot industrial warehouse and manufacturing facility for $6.2 million, JLL reported. The build-to-suit, double-net leased facility was constructed for Flowserve.
JLL Capital Markets worked on behalf of the seller. A high-net-worth private capital buyer based in West Palm Beach, Florida, purchased the asset in a 1031 exchange.
SAN DIEGO — Downtown Works, known for its high-design co-working space in Little Italy, has opened 15,000 square feet of flexible co-working space on 4.9 acres in Carlsbad, California, at 2011 Palomar Airport Road. Located near numerous tech and biotech companies and minutes from Palomar Airport and nearby beaches, the contemporary space serves startups, entrepreneurs and remote teams in North County San Diego.
ATLANTA — Greystone Brown Real Estate Advisors closed the $27 million sale of a 230-unit multifamily property in Atlanta and provided a $21.6 million Freddie Mac conventional loan to finance the transaction. The sale was handled by Walter Miller, Barden Brown, Cory Caroline Sams and Jim Jarrell of Greystone Brown Real Estate Advisors.
KISSIMMEE, Fla. — Marcus & Millichap handled the sale of Elizabeth Arms, a 10-unit apartment complex in Kissimmee. The property sold for approximately $1.1 million.
