RNR Real Estate Briefs from Realty News Report — THE WOODLANDS — Colliers announced the sublease of a 14,581-square-foot Class A office suite at 1735 Hughes Landing Blvd. in The Woodlands. The sublessee, Skyline Industrial Supply, was represented by Tom Condon Jr., Jillian Fredericks, Norman V. Munoz, Michael Wu and Nic Fang of Colliers. The sublessor, Exxon Mobil Corporation, was represented by Lonna Jenks, Beau Bellow and Ronnie Deyo of JLL.


HOUSTON — Oxford Partners represented Kureha America in the renewal of a 7,226-square-foot lease on Harwin Drive. Oxford Partners’ John Harris and Stephen Hazen represented the tenant. The landlord, PHP PWBC Venture LLP, was represented by Lesley Rice of Partners Real Estate.


MONTGOMERY, Texas — D.R. Horton Homes purchased 14.4 acres to expand the Chapel Lakes community, adding to the 138 acres it is already developing off Rabon Chapel Road in Montgomery, north of Houston. The sale was facilitated by Newcor’s David Alexander and Josh Cheatham.


HOUSTON — Colliers announced the sale of an 89,000-square-foot industrial property on 9.7 acres at 15800 Export Plaza. The buyer, Apricus Realty Capital, led by Garrett Marler, Cort Martin and Matt Haley, was represented by Jason Tangen and Paul Dominique of Colliers. The seller was represented by Jason Powell of Northmarq.


KATY, Texas — Hilco Real Estate Sales is overseeing the sale of a 39,360-square-foot sports complex on 5.5 acres at 1808 Woodcreek Bend Lane in Katy. Built in 2019, the facility includes four full-size courts built to NBA and NCAA standards for basketball and volleyball. Bids are due Sept. 18. The sale is being conducted by order of the U.S. Bankruptcy Court for the Southern District of Texas (Bankruptcy Petition No. 23-32826).


HOUSTON — Oxford Partners represented TexasFood.com, LLC in the lease of a 3,019-square-foot space at 20220 Hempstead Road. Oxford Partners’ Julia Ly represented the tenant. The landlord, Fort Capital, was represented by Ryan Young and Thomas Pfeifer of Fort Capital.


HOUSTON — The Finial Group announced a new lease for D Volt Co. at 4214 Dayco Street. The tenant was represented by Andrew Bischoff and Tyler Holt.


THE WOODLANDS, Texas — Newcor announced the leasing of a 3,320-square-foot suite at 1755 Woodstead Court, bringing a boutique office building to full occupancy. Ryan Dierker of Newcor represented the landlord, Keyes Holdings LLC. The tenant is Diamond Consulting Group.


SUGAR LAND, Texas — Oxford Partners represented Agha Engineering in the renewal and expansion of a 9,744-square-foot lease at 1080 Eldridge Road. Oxford Partners’ Nathan Buckhoff represented the tenant. The landlord, Broadshore Capital Partners, was represented by Matthew Asvestas of Stream Realty.

AUSTIN — Colliers and Northmarq announced the sale of the Twin Towers multi-tenant office building on behalf of Omninet Capital. The 203,221-square-foot property sits on 7.18 acres at 1106 Clayton Lane and was 59 percent leased at the time of sale. Northmarq’s Scott Lamontagne and Chase Gardner collaborated with Doug Rauls of Colliers, who represented Omninet. The buyer was represented by Michael Bullard of Dovetail Commercial.


SAN ANTONIO — JLL Capital Markets completed the sale and financing of Cottages at Leon Creek, a 284-unit build-to-rent community at 12839 Berthoud. The JLL team representing the seller included Robert Arzola, Ryan McBride and Robert Wooten. The BTR and single-family residential team included Matthew Putterman and Daniele Colbertaldo. JLL Capital Markets’ debt advisory was led by Jayme Nelson, Brian Carlton and Leon McBroom.


ARLINGTON — Cushman & Wakefield arranged the disposition of Cooper I-20 Building C, a 401,115-square-foot industrial building in Arlington. The Cushman & Wakefield team — including Jim Carpenter, Jud Clements, Robby Rieke, Trevor Berry, Madeleine Supplee, David Eseke and Mark Collins — represented Barings in the sale.


AUSTIN — Partners Real Estate arranged the sale of Royal Palms Mobile Home & RV community at 7901 E Ben White Blvd. Partners’ Landan Dory represented the seller, Royal Palms Manufactured Homes and RV Community, Ltd.


SAN ANTONIO — CBRE has been awarded the leasing assignment for multiple build-to-suit industrial opportunities on three adjacent land parcels totaling 657 acres in southwest San Antonio, next to Union Pacific’s San Antonio Intermodal Terminal. Union Pacific, which owns the land, partnered with Panattoni Development Co. to develop the sites, which could yield up to 7 million square feet of industrial space.

SAN DIEGO, Calif. — Cushman & Wakefield brokered a lease for 50,573 square feet of Class A industrial space at the new Britannia Tech Park in San Diego’s Otay Mesa submarket. The tenant is Foxx Development, based in Irvine, Calif. The project is owned by Houston-based Hines.


PHOENIX — Dream Finders Homes, one of the nation’s largest homebuilders, is expanding into Phoenix after closing on 300 homesites across two communities. The publicly traded builder, based in Jacksonville, Fla., ranks No. 12 on Pro Builder’s 2024 Housing Giants list.


ATLANTA — Shorenstein Investment Advisers acquired 14th & Spring, a 12-story Class A office tower in Midtown Atlanta totaling 324,000 square feet. Shorenstein plans capital improvements and has retained CBRE to handle leasing.

HOUSTON — Houston-based Silver Star Properties REIT acquired a Delray Beach, Florida self-storage facility with 907 units and 81,370 square feet for $26.5 million. The purchase serves as a replacement property in a 1031 exchange strategy tied to the company’s portfolio repositioning.
