HOUSTON – The Signorelli Company has engaged Transwestern to handle leasing for Vivacity Medical District, a planned 186‑acre medical park within the 1,400‑acre Valley Ranch community in northeast Houston.
Transwestern’s team, led by brokers Chris Wadley and Justin Brasell, will oversee marketing and tenant placement for the medical district.
Valley Ranch sits near the intersection of U.S. Highway 59 (I‑69) and the Grand Parkway. When fully built out, the master‑planned community is expected to include approximately 1,500 single‑family homes, 3,000 multifamily units, and 2.5 million square feet of retail, office space, and hotels.
As the dedicated healthcare component of Valley Ranch, Vivacity is being designed as a pedestrian‑oriented medical district. The campus will incorporate acute care services, medical office space, life sciences facilities and hospital uses, organized around roughly 45 acres of parks and lakes to create a walkable, amenity‑rich environment for patients, staff and residents.
“Signorelli recognized the rapid population growth in this area, driven in part by the completion of the Grand Parkway connection to I‑69 and planned future linkages to I‑10 East. Vivacity Medical District will be a unique development, offering comprehensive clinical care and on‑site personalized medical research facilities,” said Chris Wadley.
