Zhalunglu-MT Acquires Medical Office Building in Local Deal

HOUSTON – Zhalunglu-MT, LLC has purchased the South Shore SurgiCenter, a 7,365-square-foot medical facility located at 2622 Marina Bay Drive in League City, on Houston’s southeast side.

Beth Young of Colliers International represented the seller, Marina Bay Drive Realty. The buyer was represented by Ada Wang of Keller Williams Commercial.

Built in 2009, the South Shore SurgiCenter sits east of Interstate 45, near the Clear Lake area and Galveston Bay, offering convenient access for patients and medical professionals serving the region.

The acquisition adds to the growing medical and professional services presence in League City, a community that has seen steady development and investment due to its proximity to Houston, Clear Lake, and major transportation routes.

The property’s location provides strategic advantages for outpatient surgical services and related specialties, given the surrounding residential neighborhoods and the broader healthcare network in the area. The building’s size and configuration are suited to ambulatory surgery centers, specialty clinics, and other healthcare uses that benefit from ground-level access and dedicated parking.

Both brokerage teams worked to complete the transaction, reflecting continued investor interest in well-located medical real estate in the greater Houston market. The sale underscores demand for stabilized, purpose-built medical properties that serve local communities and the expanding suburban market around Houston.
